Arak - The General Director of Roads and Urban Development of Central Province announced the selection of 1,400 applicants in the 812-unit project of the National Housing Movement of Arak.
According to Mehr reporter, Javad Lanjabi said in the night meeting of the people of Arak on Thursday evening: The project of 8112 units of Arak has been implemented since 1400, but due to the problems of the contractor and the delays, the implementation process has been slow. Finally, the previous contractor's contract was terminated in 1404 and a new contractor was appointed to complete the project.
He added: In dealing with the previous contractor, action was taken in accordance with Article 46 of the general conditions of the contract, and the guarantees and materials in the workshop were confiscated for the benefit of the project in order to compensate for part of the damages.
Director General of Roads and Urban Development of Central Province, referring to the increase in executive activities in this project, stated: With the establishment of a new contractor, work shifts increased and different work fronts were activated; In such a way that last year about 30% physical progress was registered in the project and so far 1,400 applicants have chosen a unit.
Referring to the demands of the applicants regarding the national housing infrastructure, Lenjabi said: since the beginning of this year, about 600 billion Tomans have been paid from the National Housing Fund to provide water and electricity infrastructure to service providers.
He added: Out of the province's share of 200 billion tomans, about 80 billion tomans have been allocated to the new city of Amir Kabir in order to compensate for some of the past delays in this area due to the need to accelerate the completion of infrastructure.
Lanjabi announced the beginning of the implementation of some superstructure services in the housing sites and said: the implementation of the mosque in the site of 8112 units has begun, and the construction of two schools is also on the agenda, and the school of Shahid Soleimani site has about 60% physical progress.
The pricing committee of Amir Kabir and Mohajeran national housing projects is formed
The Director General of Roads and Urban Development of the Central Province, in response to the demands of the applicants for the new city of Amir Kabir and the immigrants regarding the adjustment of contract prices and construction costs, stated: A committee has been formed to review the pricing of the projects and the decisions of its members will be announced next week, so that the costs and adjustments of the contractors will be carefully reviewed in the presence of the representatives of the applicants.
Stating that the amount of contract adjustment depends on the relevant indicators and the status of permitted and unauthorized project delays, he continued: Delays caused by the contractor's negligence should be investigated and if a violation is found, the contractor will be dealt with in accordance with the rules.
Regarding the applicants' objection to the prices announced for the units in the new city of Amirkabir, Lanjabi said: the amounts announced in the text messages are the calculated prices and the final price must be reviewed and approved by the housing council after reviewing the project costs, including the costs of obtaining permits, engineering services, municipality and separation of documents.
Referring to the minutes of previous meetings about the schedule of delivery of the units, he said: the degree of fulfillment of the contractors' obligations and the relationship between the delays and the financing of the project should be checked in the specialized committee. If the financial resources are provided and payments are made on time, the obligations of the contractors will be evaluated on the same basis.
The Director General of Roads and Urban Development of Central Province emphasized in response to the concerns of the applicants about the installment sale of unprepared units: the issue of introducing the applicants to the bank and starting the installment sale process before preparing the unit and handing over the keys will be investigated and the demands raised in this regard will be followed up.
Lanjabi said: All the requests and documents submitted by the people should be checked and the city planning will follow up the rights of the applicants in the relevant authorities.
