Important News for Homebuyers: How Will House Prices Change by Year's End?

The head of the Real Estate Advisors Union, citing limited household purchasing power and reduced effective demand in the housing market, predicted that house prices will not see a significant jump by the end of 1405.

Ambassador Arjan: The head of the Real Estate Consultants Association, referring to the limited purchasing power of households and the decrease in effective demand in the housing market, predicted that house prices will not face a significant jump until the end of 1405.

The head of the Real Estate Consultants Union said: Despite the growth in the construction cost and prices in the housing market at the beginning of this year, I do not predict that this market will face a significant price jump until the end of 1405, and it seems that the fluctuations of this market will be limited.

Kianoosh Guderzi stated: The increase in land prices and construction costs has led to the growth of the housing price. But the housing market has always experienced a lower price increase compared to general inflation and the growth of currency and gold prices. For this reason, the increase in construction costs cannot be considered as a sign of the housing price jump again.

Referring to the decrease in the purchasing power of the applicants, he added: The price of housing has reached a level that it has become very difficult for many households, especially workers, employees and low-income groups. In a situation where people's financial ability is limited and it is not possible to get enough facilities to buy housing, the effective demand in this market is limited and this problem can be an obstacle against the sharp growth of prices.

The head of the Union of Real Estate Consultants stated that parallel markets such as currency and gold continue to affect the housing market: However, the high price of housing and the limited purchasing power of households do not allow the prices to necessarily increase in line with the parallel markets.

In response to a question about the possibility of the average housing price in Tehran reaching more than 200 million tomans per square meter, Godarzi explained: Tehran is a vast city and its different regions have many differences in terms of location, quality and the level of acceptance of applicants; Therefore, it is not possible to declare a single figure as the average housing price in the whole city.

He stated: I had previously announced that the price of housing in Tehran has exceeded 100 million tomans per square meter, and now we can say that the prices have reached higher levels in many areas, but it is not accurate to generalize the figure of 200 million tomans to the whole city of Tehran.

Emphasizing that the current level of prices has made it difficult for a significant part of the low-income strata to buy a house, the head of the Real Estate Consultants Union said about the market outlook until the end of 1405: Considering the economic conditions and developments in parallel markets, housing prices may increase or decrease slightly at some points, but in my opinion, the housing market has experienced its growth ceiling this year and I do not expect a significant price jump in the rest of the year.

In the end, Gooderzi emphasized: My prediction is that the housing market will be accompanied by limited fluctuations until the end of the year, and the increase in prices will not occur in the form of sharp and significant jumps.
