Registration Organization Digitizes Real Estate Collateral Process

The Acting Deputy for Technology Development and Electronic Services of the Registration Organization announced the online implementation of the real estate collateral process.

According to Mehr reporter, Mohsen Taherian, acting vice president of technology development and electronic document registration services, in a press conference with the media, referring to the strategies of the judiciary in the field of providing fast, cheap, timely, wise and generous services to the people, stated: In this regard, the development of smart services, automatic service delivery and the use of the capacity of registration brokers to facilitate citizens' access are on the agenda.

He added: The service delivery architecture is designed in such a way that time and place restrictions do not prevent citizens from accessing registration services. Also, the capacity of registered brokers has been predicted for people who cannot use the services automatically.

Referring to the role of notary offices in providing registration services to the people, Taherian said: these offices have provided various services to citizens as one of the agents of the registration organization, and in the future, the development of the capacity of agents in the field of real estate services and the use of the power of the private sector will be pursued.

Online implementation of the process of providing property collateral

The deputy head of the technology development and electronic services of document registration called one of the important projects in this area the online process of providing real estate collateral and said: Before launching this service, in cases where the accused had to introduce real estate to provide collateral, it was necessary to go through the steps of referring to the registration organization, reviewing and evaluating the property, correspondence between judicial and registration authorities, and finally arresting the property; A process that was sometimes time-consuming and imposed costs on the applicant.

He continued: By using the online services of the registration organization, including ownership inquiry, checking the authenticity and status of the ownership document, and checking the property arrest records, it is possible to quickly check the property information. Also, by using the services related to the tax affairs organization, the value of the property is also calculated, and if the legal conditions are met, the process of arresting the property is done online.

Taherian pointed out: By implementing this process, a significant part of face-to-face inquiries and time-consuming correspondence will be eliminated, and the review and registration of property arrest will be done in the shortest possible time. According to the announcement, in some cases this process has been completed in about 86 seconds.

Reducing costs and preventing the delay of proceedings

He stated that the provision of this service for free and in a very short time is one of the important achievements of the intelligentization of registration services, and stated: The process that may have taken several days before is now done in a few minutes in many cases. In addition to reducing costs and referrals, this issue helps to prevent delays in proceedings and reduce damages caused by unnecessary and short-term detentions.

In the end, the deputy head of technology development and electronic services of document registration asked citizens who have old ownership documents to convert their notebook documents into limited ownership documents, so that if they need to present the property as collateral, they can benefit from electronic services and speed up legal processes.
